Torre Norte | Properties | Tishman Speyer
Torre Norte, a 36-story office tower, is part of Centro Empresarial Nações Unidas (CENU), a multi-purpose complex located by the Pinheiros River in São Paulo.
In partnership with Brazilian pension fund Funcef and construction company Método Engenharia S.A., construction on Torre Norte and its sister towers began in 1996. The towers, designed by a local architect, are linked by a retail space to create one large complex covering 10.4 acres in the Brooklin Novo district. Torre Norte, completed in 36 months, was fully leased within six months of completion to companies such as Microsoft, Hewlett Packard, Monsanto, The Canadian Consulate, Mastercard, DirectTV, and others. The CENU complex consists of over 962,602 square feet of rentable office area in two office buildings, West and North Towers; 56,000 square feet of retail area; a 500-room Hilton Hotel; and an astounding 3,626 below-grade parking spaces. Developments made to the existing framework allowed several mechanical floors to be converted to leasable space.
Torre Norte remains Brazil’s most technologically advanced office complex; most notably, it is the first building in Brazil capable of generating 100% of its energy needs through its own power plant.
The project is located in one of the most important Commercial Areas in Sao Paulo and was responsible for that development. Next to the new icon of the SP, the cable-stayed bridge, restaurants and shopping malls.
