Tishman Speyer has purchased Lots 2 and 3 of the Pier 4 development. Lot 2 will be developed as a 13-story office building encompassing 353,000 RSF of office and 20,000 RSF ground floor retail. Lot 3 will be developed as a nine-story condominium building with 171,000 sellable SF of residential space and 17,000 RSF ground floor retail. Both lots will be built upon a combined two-level subterranean parking garage.

Upon the completion of the Big Dig in 2006, the Seaport benefited from greatly increased accessibility to the Financial District, Logan Airport and surrounding Boston suburbs. In anticipation, land owners began permitting large mixed-use projects with the intent of creating an entirely new submarket with direct harbor frontage and easy accessibility to established amenities, as well as its own amenity base to be developed. As an avid proponent of this development, Former Mayor Thomas Menino dubbed the Seaport the “Innovation District” — an area where the Boston Redevelopment Authority (BRA) was encouraged to approve ambitious mixed-use projects which incorporated office, residential, hotel and retail components.

Pier 4 is located along the Boston harbor in the Seaport District. The pier is a long, rectangular piece of land which extends roughly 400 feet into the Boston harbor. Since the 1960s, the site has been home to Anthony’s Pier 4 Restaurant, which at its height was the highest grossing restaurant in the United States. As a result of its namesake restaurant, Pier 4 is a household name in New England and around the country.

Pier 4 will include expansive public spaces, including a one-acre public park at the tip of the pier and the continuation of the Harbor Walk around the perimeter of the site. There will also be a public plaza between the neighboring Institute of Contemporary Art (ICA) and the condominium building.

Boston’s Seaport District is located adjacent to the hub the Financial District, the city’s primary office market. The Seaport District is bounded by the Fort Point Channel to the west, Boston harbor to the north, industrial sites to the east, and the Boston Convention and Event Center (BCEC) and additional industrial sites to the south. Upon the completion of the Big Dig in 2006, the Seaport benefited from greatly increased accessibility to the Financial District, Logan Airport and surrounding suburbs via direct access to Interstate 90 and 93.
