• A number of capital improvements recently completed at One Federal Street includes the renovation of the lobby and ground floor retail space, 5,000 sq. ft. of multi-purpose amenity space on the 9th floor that opens to a private roof garden, and the installation of floor-to-ceiling windows on the 5th—7th floors to enhance office use and the overall tenant experience.
• Window Details: Exterior glazing is tinted single-ply 1/2" glass set in aluminum mullion frames and attached to a structural steel curtain wall.
• HVAC Description: The heating and cooling mechanical systems are located on Lower Level III and the 12th and 38th floors. Cooling is provided by two 2,100-ton steam-turbine-driven York chillers that have been retrofitted with environmentally safe 134A refrigerant and totally rebuilt in 1995. Heating is provided by steam, which is converted by eight heat exchangers for each respective zone. Condenser water is provided by a 7,200-ton cooling tower located on the roof. Base building heating and cooling are provided by a constant-volume perimeter induction unit (air and water) system in addition to an interior air system. The building system is capable of providing up to 100% fresh air intake for maximum indoor air quality.
• Electrical System Description: Power is provided to the building via two separate internal vaults, comprising six lines (12,000 amps total) distributed to the eight vertical bus duct risers located throughout the building.
• Emergency Backup: Backup is provided by a 1,500 kW building generator. This generator provides power for elevator recall to all four elevator banks simultaneously and backup for all building life safety systems as well as the lobby smoke evacuation system.
• Fire/Life Safety Description: The building is protected by smoke detectors, a smoke evacuation and pressurization system, and a full sprinkler system controlled by a “smart” fire alarm system with over 1,200 activation points.
• Telecommunications Description: Verizon, AT&T Communications, Cogent, and MCI serve the building. The building is in close proximity to each carrier’s main backbone network, allowing ready access to fiber-optic cable and state-of-the-art services from each carrier. Cable television is provided by Comcast.
• Building Security Description: 24-hour uniformed security stationed at the concierge desk in the main lobby.
• Tenant Access Hours: 24 hours a day, 7 days a week.
