Headquarters for home…
By hiring us in one market, companies often then find solutions for their global space needs. For instance, in 2004 Goldman Sachs selected Tishman Speyer to manage all aspects of the development of their 44-story headquarters in New York. Completed in 2010, the 2 million square foot office tower includes sophisticated trading floors, a 350-seat auditorium, highly efficient and flexible office space, and modern amenity spaces.
...and abroad
The relationship then expanded beyond the U.S. In London Tishman Speyer again partnered with Goldman Sachs as the development manager for a 1.2 million square foot state-of-the-art urban office building, their new European headquarters. In India we partnered as development manager for a highly specialized innovation center; a three-tower 1.5 million square foot LEED Platinum complex that’s the company’s second-largest global office. Because of our global resources and local expertise, we can meet customers’ expanding space requirements worldwide.
Our development capabilities go beyond traditional office space. The New York Yankees hired Tishman Speyer to develop and execute a plan for a new baseball stadium in the Bronx, breaking ground in August 2006. We managed the full design, agency approvals, construction, and outfitting for Yankee Stadium, introducing several state-of-the-art tools to the project while maintaining some of the original design elements. The completed stadium has a gross floor area of approximately 1.3 million square feet including premium restaurants, clubs, full conference facilities and high-end retail stores. To great public and critical acclaim, the new Yankee Stadium opened in April 2009, on budget and on schedule. The Yankees went on to win the World Series that year.
Adapting a landmark
Midtown Manhattan has been home to The Hearst Corporation since its headquarters was completed in 1928. By 2001, however, Hearst had outgrown its original building. Tishman Speyer was tasked with two objectives: to consolidate the various Hearst businesses into a new, modern facility, and fulfill William Randolph Hearst’s vision that a tower would be built on that site.
Value Created
At Hearst Tower in New York, we worked in accordance with strict preservation requirements to deliver a 850,000 square foot creative overbuild while preserving the six-story original landmark building. Using a transfer of development rights, we constructed one of the most energy efficient office towers in New York, the first tower in New York City to be awarded Gold status by the LEED organization. Completed in 2006, the new tower features efficient floor plates and panoramic views, and allowed The Hearst Corporation to consolidate its various entities around New York while facilitating its plans for long-term growth.
Largest Intentional Demolition in World History
Most recently, Tishman Speyer is serving as development manager for JPMorgan Chase & Co.’s (“JPMC”) New York headquarters. The project consists of two phases: (1) demolition of a 1.5 million square foot, 700-foot-tall existing office building, and (2) subsequent construction of a 2.5 million square foot 1,300-foot-tall state-of-the-art tower. The project is making history the largest controlled building demolition in New York history – and it’s just the start.
World-class design and connectivity
The majority of the project sits above the Grand Central tracks of Metro North and the main concourse of the yet to be opened Long Island Railroad East Side Access. Tishman Speyer is working with the Metropolitan Transportation Authority (“MTA”) on new foundations through two complex levels of transit infrastructure, and several added amenities. The below grade foundation work in the MTA portion of the site was substantially completed summer 2021. The above grade construction began in fall 2020 and the tower is expected to deliver in 2025. We share in JPMC’s dedication to community and creating a world-class environment, and are excited to deliver a new headquarters as powerful as their brand.
