Building Community Through Sports Partnerships: The Mission Rock Model

Developing the Future of Sports Through Real Estate

They're creating vibrant, 365-day districts that deepen fan engagement, unlock new opportunities for economic growth, and become lasting assets for their cities.

At Tishman Speyer, we help bring that vision to life. Together with our partners, we develop more than sports destinations: we build mixed-use neighborhoods that serve as cultural anchors for fans, residents, workers, and visitors alike. From strategy and planning through development and activation, we help transform these districts into dynamic places that deliver long-term value for our partners, their communities, and the cities they call home.

Today's leading sports organizations are thinking beyond the stadium.

Developed in partnership with the San Francisco Giants and the Port of San Francisco, Mission Rock has transformed 10 acres adjacent to Oracle Park into a mixed-use waterfront neighborhood designed to thrive every day of the year, not just on game day. Working closely with our partners, we collaborated on everything from the district's retail strategy and public realm to the programming and experiences that keep the neighborhood active in every season.

Mission Rock: a testament to successful sports partnership.

Mission Rock has already transformed Mission Rock into a dynamic waterfront neighborhood. Canyon and Verde have introduced a growing residential community, while Visa's Market Support Center and Building B bring thousands of employees to the district each day. China Basin Park has become one of the city's newest gathering places, complemented by pedestrian-friendly streets, public art, and thoughtfully designed street rooms.

Mission Rock is already delivering on that vision.

Future development will continue to expand the neighborhood’s mix of homes, workplaces, retail, and public spaces, with the potential to add more than 1 million square feet of new development. The district's retail mix—including San Francisco-based bakery Arsicault, Flour + Water Pizzeria, Via Aurelia, and LuxFit—embodies the philosophy behind the broader neighborhood: creating experiences that feel authentic to San Francisco while serving the many different people who use the district throughout the day.

Continuing the evolution.

Tishman Speyer is the perfect partner for our vision. Our goal was to enhance the neighborhood by collaborating with community-based investors whose core mission is to do the best possible thing for the city.

That same philosophy is shaping Hazelwood Green in Pittsburgh, where we're partnering with the Pittsburgh Steelers to reimagine the role a sports venue can play in the life of a community. Together with the Richard King Mellon Foundation, Hazelwood Green Youth Sports Charities, and Steelers Charities, we're developing the U.S. Steel Community Field, a year-round, multi-sport destination designed to serve youth and families across Hazelwood, the Mon Valley, and the greater Pittsburgh region.

Hazelwood Green: investing in the next generation.

More than an athletic facility, the field will support skills-building, wellness, and leadership development through community programming, while Steelers-hosted tackle and flag football camps open new opportunities for young people to connect with the game. As part of the broader Hazelwood Green development, the U.S. Steel Community Field helps establish the district as a place where recreation, learning, and community life come together.

Where play meets possibility.

Our experience working alongside the New York Yankees laid the foundation for the principles that continue to guide our work today. We led the strategic planning and development of the team's new stadium, honoring one of baseball's most iconic franchises while enhancing the fan experience, expanding public space, and improving neighborhood transit. The completed stadium balanced modern amenities with enduring design elements, creating a venue that honored the Yankees' history while looking confidently toward its future.

Building on a legacy.

As sports organizations continue to redefine their role within cities, the greatest opportunity isn't simply to build new destinations, it's to build places that remain meaningful long after opening day.

Every city has places that become part of its collective memory. We believe the most successful developments earn that place over time, not only through thoughtful design, but through the experiences they offer, the relationships they foster, and the role they play in everyday urban life.

Whether anchored by a major league franchise or shaped alongside civic and institutional partners, our goal remains the same: to create places that evolve with the people who use them and become part of a city's story for generations to come.
