66 Stories, One Vision


Designed by Bjarke Ingels Group (BIG), The Spiral marks a bold evolution in architectural thinking. Terraces at every floor connect to form the building’s signature spiraling silhouette—a defining design that blurs the line between indoors and out, bringing light, air, and greenery into the rhythm of the workday.


This is more than aesthetic, it’s functional. The green terraces encourage movement and create space for moments of calm and connection throughout the day. They offer customers access to fresh air, sunlight, and expansive city views: conditions that support wellness and inspire productivity. The building stands as a physical expression of our ESG values, and like 97% of our global operational portfolio, has achieved sustainability certifications.

The market response to The Spiral has been clear and compelling: it is currently 96% leased to leading firms across life sciences, finance, law and technology. Sperling writes, “Part of the leasing success of The Spiral… is that we understood from the very beginning that customers were looking for an elevated, inspiring, creativity-inducing workplace—not simply a building.”


This vision has translated into significant financial strength. With a $2.85 billion refinancing secured, The Spiral is now fully stabilized, reflecting market confidence in our strategy and our continued focus on delivering long-term value creation. “After working on The Spiral for the better part of a decade, it feels hugely satisfying to have stabilized and now refinanced the asset, delivering exceptional returns to our investors*,” states Sperling.

Crowning the 66th floor, our ZO Clubhouse embodies Tishman Speyer’s distinct hospitality, offering wellness programming, curated lifestyle activations, and an all-day café and bar with sweeping 360-degree views of New York City. Flexible, beautifully designed communal spaces invite connection, balance, and a sense of belonging at the very top of the skyline.



Sustainability and Community Impact


At The Spiral, sustainability isn’t an add-on, it’s foundational. The meticulously landscaped terraces support microclimates, sustain 20 species of trees, and enhance biodiversity, bringing the natural environment to every floor. The building’s LEED Gold and Fitwel 1 Star certifications reflect our commitment to minimizing environmental impact and designing high-performance spaces that operate efficiently for the long term.


Steps from the nation’s most-traveled bike path, the Hudson River Greenway, The Spiral promotes active commuting and opens directly onto the West Side, a neighborhood we’ve helped transform through thoughtful investment and long-standing partnerships.


In collaboration with the City of New York and Amtrak, we extended Hudson Boulevard and added a new block to Bella Abzug Park, which we originally developed. Our ongoing partnership with the Hudson Yards Hell’s Kitchen Alliance—stewards of local parks, streetscapes, and cultural programming—helps ensure The Spiral remains a vibrant, inclusive connection point between our customers and the wider community.

That’s why we bring dynamic dining from the city’s most celebrated culinary teams into our buildings, creating spaces that make personal connection an essential part of professional success. At street level, Papa San—a Peruvian Izakaya from the acclaimed team behind Llama San, Juan Correa and Chef Erik Ramirez—brings a vivacious energy to the neighborhood. Guests can share vibrant small plates, enjoy inventive drink pairings including a cocktail program by 3 Monos, and soak in a lively social atmosphere—whether for a quick business lunch, dinner with friends, or unwinding at the bar with colleagues. “Papa San is a really fun place where you can have six or seven small dishes, have a couple of drinks, and enjoy with friends in an environment with loud music and a lot of fun people around you,” says Juan Correa, co-owner of Papa San.


Perched at the top of the building, the ZO Clubhouse offers sweeping city views in a refined, exclusive setting perfect for professional meetings or a quiet moment to recharge. Within the same space, Café Llama (also from the Llama San team) delivers a chic dining experience offered only to Tishman Speyer customers.


And coming soon: a new all-day café concept by Michelin-starred chef Gabriel Kreuther, further enriching the building’s trend-setting culinary identity.
